Asset Renewal Examples.

Major items on a one-time/long term basis

  • Roofing - replacements and repairs
  • Concrete/Masonry Repairs  - repairs, waterproofing, exterior cladding
  • Window/Door Replacements - replacements
  • Kitchen Cupboards - replacements
  • Flooring Replacements - replacements
  • Elevator - upgrading, major equipment replacement
  • Electrical Systems - upgrading emergency systems i.e. fire alarms, generators, voice communication
  • Grounds - major landscape upgrades, sidewalks, driveways, fencing, parking lots
  • Heating/Plumbing - major equipment replacements; boilers, hot water/ storage tanks, piping.

Services related to the day-to-day replacement, repair and maintenance.

  • Certified Contracts - Maintenance Trades (electrician, plumbers, general contractors)  - required by the Operations Department for day to day maintenance.
  • Heating & Plumbing - Preventative Maintenance for the cleaning, inspection and repairs to all heating and ventilating equipment of each highrise building; Furnace - Inspection, Repairs, Replacement
  • Landscape Maintenance - Site Maintenance, including grass cutting, litter pick-up, garbage removal, leaf removal.

The Asset Renewal Department will call tenders to acquire competitive bid submissions in order to complete the above work. Bids are submitted on a specified closing date then opened and evaluated by the Asset Renewal Department. The submissions are then reviewed by the Tender Evaluation Award Committee for award. Upon award of the contract, the Contract Administrator supervises the work ensuring the contractor complies with the terms and conditions as specified in the tender documents.
